Steven Speck II
Managing Principal
Steven’s professional journey is rooted in the values of hard work and strategic decision-making, cultivated during his upbringing on a 1,000-acre row crop farm in Northwest Ohio. Growing up immersed in the complexities of large-scale agricultural operations and property transactions, he developed a keen understanding of land use, asset management, and the fundamentals of value creation at a young age.
While attending Ohio State University, Steven began his investing career as a sophomore, initially focusing on publicly traded companies. Employing rigorous discounted cash flow valuation techniques, he honed his analytical skills and developed a disciplined, value-oriented approach to investment decisions. This early exposure to financial modeling and market analysis provided a strong foundation for his future ventures.
Recognizing the broader opportunities in tangible, cash-flowing assets, Steven transitioned his focus to commercial real estate. His ability to dissect complex financial data, coupled with a hands-on understanding of asset performance, has been instrumental in identifying high-potential properties and creating long-term value.
Today, Steven leverages his deep financial expertise and entrepreneurial spirit to drive Rust Belt Capital’s strategic vision. His unique blend of technical proficiency and real-world experience allows him to uncover overlooked opportunities and execute projects that deliver sustainable returns. Committed to fostering growth, Steven’s efforts extend beyond financial metrics, contributing to the revitalization of communities throughout the Midwest while maximizing value for investors.
